HOW WE ASSIST OUR CLIENTS
Pre-Purchase Consultation
If your plan is to purchase a property with unfulfilled potential, we can help advise you on the possible transformation options before you purchase, together with example costs involved. In this way we can provide expertise and input into the business case and decision-making process.
Initial Architectural Design Consultation
This service assists clients who are either at the very start of the house transformation journey or midway and require advice. During the consultation we get to understand your vision and what you want to achieve, both externally and internally covering both the architectural and design elements. We can discuss the working budget and the process involved from design through planning application, approvals and ultimately the build and fit out.
Architectural Design
Tailored to each client’s needs. Several consultations will take place over a few weeks covering in depth discussions of possible architectural changes and styles for your property.
We will review all transformation pros and cons, resolve any current issues such as poorly designed or badly built extensions, explore all exterior details from kerb appeal to exterior remodelling, to colour schemes and advise on appropriate materials.
Upon agreement to the Ugly Duckling Proposal, a measured survey will be implemented giving us all data to generate the technical drawings. The final drawings may take a few weeks to complete as the design should be encouraged to evolve, incorporating your feedback in to the scheme until we have an exciting transformation that meets your dreams.
Visualisation
Using an advanced visualisation tool, we can bring your vision to life in the form of a set of colour graphic visuals. These can be in hard or soft copy formats that can assist to communicate your vision to everyone involved from family and neighbours to planners and importantly the builder. An exterior visual of your completed transformation vision is an exceptional tool.
Planning Permission
Once the design of your home is finalised, we will prepare the drawings, complete any third party surveys that are required, prepare and submit your planning application. Once submitted we will be available during this time to assist with any questions the local authority may have.
Tender Document & Build Service
After planning permission is granted, we will work with you and your builder providing ongoing project management support. If you don’t have a preferred builder, we can refer you to a few local builders. We can prepare and submit the tender document and evaluate the responses from the short list of builders.
Full Project Management
We offer a full project management service giving you and your suppliers a single point of contact throughout the project.
